The Grounds
Two Private Acres
Hole Mill sits in a secluded valley outside Branscombe, surrounded by two acres of private grounds that feel completely removed from the outside world. The property is bordered by woodland, wildflower meadows, and a gently flowing stream.
A large terrace wraps around the house with an outdoor sofa and seating area — perfect for morning coffee or an evening glass of wine looking out over the pond. The garden is completely enclosed and private, with no neighbours in sight.
There is direct access from the grounds to walking trails that lead to Branscombe Beach and the South West Coast Path — just pull on your boots and go.
The Pond
Organic Swimming Pond
The centrepiece of Hole Mill's grounds is its stunning organic swimming pond — naturally filtered, 3 metres deep in the centre, and home to abundant Devon wildlife. A wooden diving jetty extends into the water. The water is clear, cold, and utterly refreshing.
The pond is a sensitive ecosystem home to a large great crested newt population, waterfowl, and wildflowers along its banks. No chemicals, no pumps — just nature doing its work. Algae in spring is completely normal and actually beneficial to the water.

£100 surchargeWood-Fired Hot Tub
New for February 2025, the handcrafted wood-fired hot tub sits beside the pond, looking out over the grounds. It takes 3–6 hours to heat and holds its warmth through the night when covered. Perfect for a hot-cold plunge with the organic pond, or for long evenings under the Devon stars.
The £100 surcharge covers a full load of wood (25–30 logs), filling, and cleaning for one session. Additional sessions during your stay are approximately £30. Simply note it at checkout.
