The property is a beautiful flint stone house with lime-pointed walls and original wood beams, celebrating its 350-year heritage. Douglas fir wood flooring runs throughout, and the top floor features vaulted ceilings with VELUX windows flooding the space with natural light.
A contemporary glass-roofed extension bridges the old and new — the dining area beneath it is one of the most spectacular spaces in the house. The modern extension also houses a large TV and games room for evenings in.
Outside, two private acres include a stunning organic swimming pond, a new wood-fired hot tub, a gentle stream, and direct access to walking trails leading to Branscombe Beach and the South West Coast Path.

Installed in 2024, the kitchen is a high-spec open space purpose-built for larger groups. It features a large central island with seating, induction hob, double oven, American-style fridge-freezer, and every utensil you could need. A kickboard heater keeps it warm on cooler mornings. Light pours in through the glass roof of the adjacent dining space — making this the natural heart of the house.

The glass-roofed link room is one of the most striking spaces in the house — a contemporary extension that bridges the original mill building with the modern wing. By day it's flooded with natural light and surrounded by views of the garden and stream. By evening, it transforms into an intimate dining space for the whole group. The large dining table seats 12 comfortably.



Cosy & Character-Filled
Lounge
The main lounge sits within the original flint stone walls of the mill, with exposed Douglas fir beams, a working log fire, and deep sofas for long evenings in. A large TV and smart speaker are available. The room has a warmth and character that is genuinely hard to leave — particularly on winter weekends with the fire going.

Games Room
The modern extension houses a dedicated games and TV room, separate from the main lounge — perfect for groups who want to split across two spaces. There's a full-size table tennis table, a large screen TV, and comfortable seating. Ideal for evenings when the weather turns, or for keeping children entertained while adults relax.

Yes — Hole Mill is a wonderful place for families. The two private acres include woodland, a stream, wildflower meadows and a wood-fired hot tub, and there are travel cots and high chairs available. Please note the organic swimming pond is 3 metres deep at the centre and is a sensitive ecosystem, so children must be supervised at all times near the water and on the diving jetty.
Are dogs allowed at Hole Mill?
Yes — well-behaved dogs are welcome at Hole Mill at no extra charge. The grounds are private and there are countless dog-friendly walks from the doorstep, including direct footpath access to Branscombe Beach and the South West Coast Path. Dogs are not permitted in the organic swimming pond (to protect the ecosystem) but love the stream and woodland.

Hole Mill is roughly 1 mile from Branscombe Beach, a beautiful Jurassic Coast pebble-and-sand beach. It is a 4-minute drive or a 25–30 minute walk through the village or along the South West Coast Path. Branscombe Beach also has a wood-fired beach sauna and the highly-rated Sea Shanty café.

What is the organic swimming pond like?
The organic swimming pond at Hole Mill is hand-dug, spring-fed and naturally filtered — no chlorine, no pumps, just clear cold water and a thriving ecosystem of newts, dragonflies and waterlilies. It is approximately 3 metres deep at the centre with a wooden diving jetty and roughly 50cm at the edges. Spring algae is normal and beneficial. We recommend swimming only for confident cold-water swimmers.
Is there WiFi at Hole Mill?
Yes — Hole Mill has fast Starlink WiFi covering the entire house and grounds, perfect for remote working, video calls and streaming. Mobile signal in the secluded valley is patchy on most networks, so the WiFi is the recommended way to stay connected.
Can you get food delivered to Hole Mill?
Yes — online grocery delivery is possible. Sainsbury's and Tesco both deliver to Hole Mill in Branscombe (postcode EX12 3BX).
